We had a fun discussion at our May 13th HOA board meeting about adding a small 3-hole Putt Putt Course (mini golf) around our Ramada. This project will not use or is not sponsored by the HOA- we will be raising private donations from VM6 residents. The cost for the project is roughly $5,000. We are kickstarting our Drive with Donations. If you would like to become a Founding member we are looking at donations $25 or more. With a $100. you will get a fun t-shirt! We also have an anonymous donor who is willing to match the first $1000.00 we receive by June 30, 2025!! To participate you can fill out the attached form (located under the Homeowners Resource tab) or write a check to Linda Lucas!

The City of Scottsdale is asking for help from Villa Monterey 1-7 residents to ensure our unique trash collecting services.
Please note the chart above---
Trash : each resident is allowed one 32 gallon trash bin per week. All trash in bins must be in sturdy trash bags that are tied. ( no plastic grocery bags ) All pet waste must be in a larger secured trash bag.
Recycling: No Plastic bags in recycle container. No trash in recycle bins. All recyclables must fit in the Recycle Bin.

We have a new ACC Request form!!! All requests for removals and or additions, renovations and changes to the exterior of the property visible to neighbors MUST be submitted to the Architectural Compliance Committee (ACC) /board for approval BEFORE the work is done as outlined in Section 2.12 of the CCR's and Rules and Regulations.
Examples include:
*Exterior paint, trim, and wrought iron colors (even when painting the same color)
*Front yard landscaping (removing or replacing rock, plants, trees, cactus, etc.
*Front pathway changes or driveway changes (color treatments, pavers, etc)
* Window replacement, front door (painting, replacing) and security door (painting, replacing)
*Exterior changes to the back of the house including common wall height or extension and structures ( will also require approval when visible to adjacent neighbors)
Since our community is registered as a historic property, in some cases, these changes may also require additional approval from the City of Scottsdale Historic Preservation Commission.
Failure to receive necessary approvals from the HOA - ACC committee and Historical Preservation may result in fines and or removal of the unapproved change.

We had a nice turn out at our 57th Annual HOA Board meeting on Saturday, March 8th , 2025. The votes are in, the ballots were tallied and counted and we received results on a couple items.
We had a special vote this year on the control of our roadways. Due to an AZ law change (HB2298) for planned communities, we needed to address and vote on the issue of continuing to regulate our streets as stipulated in our CCR's - this vote passed overwhelmingly.
Age Verification -Every 2 years we need to verify ages in our 55 + community as a requirement by the Federal Housing Authority. Thank you for all your help with this.
Finally, the ballots were counted - the results are as follows :
Kari Holt will continue as our treasurer,
Jennifer Ramsden will continue as our secretary, and James Richards and Rosalyn Reasoner were voted in as new directors on our HOA board.
Welcome to the Team ! We are all excited about our new board and are ready to get started and get some great things accomplished this year!
Finally we need to thank all who helped make this year's Annual Meeting such a success. It really does take a village. We have so many wonderful people in our community that are always willing to help out and volunteer.

Thank you Arlene Haraburda for updating this list for our community to use as a referral tool. The list is compiled from input from our VM6 neighbors who have endorsed their favorite vendors. These are vendors that our neighbors have worked with in the past and have had a positive experience with them. Any questions please ask Arlene.
One of the things that make our community unique is our lamp posts. Did you know that at one time our lamp posts were gas lit before they were converted to electric? Our lamp posts are a signature piece of our neighborhood. Our lamp posts are also aging and occasionally need some TLC and upkeep. Often times a light bulb needs changing, a sensor replaced, a cracked globe replaced or the entire lamppost replaced. The HOA will provide a replacement light bulb and / or sensor as needed.
VM6 Lamp post policy requires homeowners to be responsible for the repairs, maintenance, electrical, painting and replacement of their lamp posts. All of our lamp posts need to be in good operating condition.
If you have a question or concern about your lamppost(s) please contact a member of the HOA board for assistance.

Water Aerobics – Looking to get a little more fit? Have fun in the sun with neighbors? Water Aerobics meets Monday - Friday. Time varies with the season. For more information, contact Karen Brosnan.
Reminder No Glass at the pool area ---
PLEASE USE YOUR RAMADA! Our Ramada is beautiful complete with pool, spa, covered gathering area, grill, sink, refrigerator, roll-up shades, heaters and fans as needed. We want to encourage all our neighbors to take advantage of gathering at the Ramada when there are HOA events but also the Ramada is available to reserve for personal use. Examples: Birthday parties, family and holiday gatherings, wedding showers, baby showers, anniversaries, community-wide special events such as inviting local music groups, speakers, city officials, etc. The reservation includes the Ramada area -- Not the pool
Please note: to reserve the space you must fill out the Reserve form and place a Security Deposit ( completely refundable)
Just a reminder that Leasing or Short Term Rentals are not allowed in Villa Monterey 6.
Please review the Rules and Regulations under General Rules # C., also it is defined in our Declarations of Restrictions Section 2.11. Any further questions please refer to the Website or ask a HOA board member for clarification.
Some of our neighborhood plants did not survive the intense Arizona heat. If you need to remove or replace plants in yard facing the street, please fill out the Change Request Form found on our website. Lawns, shrubs, and trees are to be kept trimmed, weed-free, and well groomed. Please do your part to keep our neighborhood beautiful!
If you need any help with landscaping and don't know who to call, please refer to the Resident Endorsed Contractor List included in your directory or you can find it here on our website.
Reminder : Clearing weeds and wildflowers -Front yard plantings must be trimmed and weed-free. If you leave for long periods of time your yard still needs to be maintained.
The following information as outlined in the Villa Monterey 6 Rules and Regulations, is your guide to necessary yard maintenance. If the ACC sees a yard that needs immediate attention a letter will be sent which if not resolved in a timely manner could result in fines.
